Residential development finance up to 80% LTC or 65% LTGDV

Bridging loans (pre or post development) up to 75% LTV

Total loan size from £500,000 (excluding individual houses with a value greater than £1.5m)

Developer fees

Arrangement fees of 2.0% (plus 1% broker fee where applicable) and no exit fees

Interest rates from 6.4% p.a plus Base Rate for developer finance and 0.6% pcm for bridging.

  • Maximum Unit Gross Development Value (GDV) £800,000
  • For leasehold houses or flats, rent to be peppercorn
  • Developers to have experience of similar projects
